The contract
Most offices don't need more cleaning. They need consistent cleaning — the same faces, the same standard, the same day, without an office manager chasing anyone.
We assign a fixed crew to your site, brief them on your floor plan and building access rules, and put a named supervisor between you and any problem. If something is missed, you tell one person and it is corrected on the next visit.
Scope of work
A scope sheet is the only part of a cleaning contract that matters once the sales conversation ends. Select a frequency to see the tasks carried out at that interval. Everything below is adjusted to your site at the survey — some floors need more washroom rounds, others need more carpet attention.

Periodic work
Office carpet holds years of foot traffic, spilled coffee and air-conditioning dust. Vacuuming lifts the surface; it does not touch what has settled into the pile.
We use hot-water extraction to flush soil and neutralise odour from deep in the fibre, then extract the moisture so the carpet dries quickly rather than staying damp under the desks.
One-off
Fit-out dust travels. It settles on top of ceiling grilles, inside cabinet runners and along skirting long after the contractors have packed up, and it will keep resurfacing for weeks if the first clean is superficial.
Our handover clean works top-down through the whole tenancy so the space is genuinely ready for occupancy or landlord inspection.
Hygiene
Washrooms and pantries are where staff form their opinion of the whole office, and where hygiene complaints start. They get proper time on every visit, not a two-minute pass at the end of a shift.
Beyond the daily routine, we run whole-floor disinfection fogging — scheduled as part of a hygiene programme, or at short notice after a case in the office.

How we start
Twenty minutes on your floor. Area, finishes, washroom count, headcount, access hours and building rules.
Every task listed against a frequency, with a fixed monthly figure and periodic work priced separately.
Your assigned crew is walked through the floor plan, security registration and any areas that are off-limits.
Your supervisor checks in during the first weeks and stays your direct contact for anything that needs adjusting.
Questions
There is no honest single answer, which is why we don't publish a rate. Cost is driven by floor area, floor finish, number of washrooms and pantries, headcount, frequency and the hours we're given access. A small single-floor tenancy cleaned three times a week sits in a very different bracket to a daily contract across two floors with a daytime cleaner. After the site survey you get one fixed monthly figure with the scope attached.
Contract cleaning is normally set up on a twelve-month term so we can assign and train a fixed crew for your site, but terms are negotiable and one-off work — post-renovation cleaning, carpet shampooing, disinfection — carries no commitment at all.
Yes, and we expect to. Most CBD buildings require pass registration, after-hours logging and sometimes escorted access. We handle the registration paperwork with your building management and brief the crew before the first shift.
Either way works. We can supply hand soap, tissue, paper towels, bin liners and air fresheners on a monthly basis, or you buy them and our crew simply keeps everything stocked. Whichever you choose is written into the contract so there's no ambiguity about who replaces what.
Tell your supervisor. Most issues are a routine that needs adjusting rather than a person who needs replacing, and those are fixed within a visit or two. If a change of crew is genuinely the right answer, we make it without argument.
For a typical office, every six to twelve months. Reception areas, lift lobbies and main walkways wear faster than the rest of the floor, so many clients shampoo those zones twice as often as the general area and keep the full clean annual.
Yes — that's our second division. Plant watering and leaf wipe-down can be folded into the cleaning visit at no extra call-out, and plant rental, orchids and fresh flowers appear on the same monthly invoice. See plants & flowers.
