Commercial office cleaning in Singapore

Contract cleaning for offices, showrooms, clinics and corporate suites — run to a written scope, on a schedule that fits how your floor actually works. Serving Singapore businesses since 1999.

The contract

One crew, one schedule, one supervisor

Most offices don't need more cleaning. They need consistent cleaning — the same faces, the same standard, the same day, without an office manager chasing anyone.

We assign a fixed crew to your site, brief them on your floor plan and building access rules, and put a named supervisor between you and any problem. If something is missed, you tell one person and it is corrected on the next visit.

  • Frequencies: daily, five days, thrice weekly, twice weekly or weekly
  • Timing: pre-opening, after-hours, or a daytime cleaner on standby
  • Pricing: fixed monthly fee against a written scope of work
  • Equipment: we supply all machines, tools and cleaning chemicals
  • Cover: briefed replacement crew during leave or illness

Scope of work

What your cleaning contract covers

A scope sheet is the only part of a cleaning contract that matters once the sales conversation ends. Select a frequency to see the tasks carried out at that interval. Everything below is adjusted to your site at the survey — some floors need more washroom rounds, others need more carpet attention.

Build my scope

  • Clear all waste bins, rubbish and recycling; replace liners
  • Disinfect high-touch surfaces — door handles, switches, lift buttons
  • Sweep, mop and vacuum all floors, carpets and walkways
  • Wash and brush toilets, urinals, basins and washroom floors
  • Replenish hand soap, tissue, paper towels and bin liners
  • Dust workstations, desks, cabinets and open shelving
  • Scrub pantry sinks, counters and fixtures; wipe appliance exteriors
  • Reset meeting rooms — chairs, table tops, whiteboards
  • Empty shredder machines and confidential waste bins
  • Tidy reception, lobby and lift landing; spot-clean entrance glass
  • Wipe internal glass panels, partitions and door frames
  • Sanitise telephones, headsets and shared keyboards
  • Water and wipe down indoor plants on the agreed schedule
  • Detail skirting, chair bases, castors and desk legs
  • Descale pantry taps, wipe fridge exterior and microwave interior
  • Clean accessible window interiors and window ledges
  • High dusting — light fittings, air-con grilles, ceiling corners
  • Machine scrub and buff hard floors; spot-treat vinyl and tile
  • Full carpet shampooing by hot-water extraction
  • Upholstery and fabric workstation panel cleaning
  • Disinfection fogging of the whole floor
  • Post-renovation debris removal and handover clean

Hot-water extraction machine shampooing office carpet in Singapore

Periodic work

Carpet shampooing

Office carpet holds years of foot traffic, spilled coffee and air-conditioning dust. Vacuuming lifts the surface; it does not touch what has settled into the pile.

We use hot-water extraction to flush soil and neutralise odour from deep in the fibre, then extract the moisture so the carpet dries quickly rather than staying damp under the desks.

  • Booked over a weekend or public holiday so the floor is dry and back in use on Monday
  • Pre-spray and agitation on heavy traffic lanes, lift lobbies and under desks
  • Spot treatment for coffee, ink and food stains before the main pass
  • Fabric workstation panels and upholstered seating can be done in the same visit
  • Recommended every six to twelve months depending on headcount and carpet type

One-off

Post-renovation & handover cleaning

Fit-out dust travels. It settles on top of ceiling grilles, inside cabinet runners and along skirting long after the contractors have packed up, and it will keep resurfacing for weeks if the first clean is superficial.

Our handover clean works top-down through the whole tenancy so the space is genuinely ready for occupancy or landlord inspection.

  • Fine cement and gypsum dust removed from ceilings, grilles, ledges and cable trays
  • Protective film, adhesive residue, paint spatter and silicone smears removed from glass and joinery
  • Cabinets, drawers and shelving cleaned inside and out before furniture goes in
  • Machine scrubbing of hard floors; extraction of newly laid carpet
  • Debris clearance and disposal coordinated with building management

Hygiene

Disinfection, fogging & washroom care

Washrooms and pantries are where staff form their opinion of the whole office, and where hygiene complaints start. They get proper time on every visit, not a two-minute pass at the end of a shift.

Beyond the daily routine, we run whole-floor disinfection fogging — scheduled as part of a hygiene programme, or at short notice after a case in the office.

  • Toilets, urinals, basins, mirrors, partitions and washroom floors on every visit
  • High-touch disinfection of handles, switches, lift buttons and shared equipment
  • ULV fogging for whole-floor coverage including soft furnishings
  • Consumables supply — hand soap, tissue, paper towels, liners, air fresheners
  • Bin sanitising and odour control for pantry and washroom waste points

Premises

Where our crews work

Commercial premises across Singapore — from single-floor tenancies in Tanjong Pagar to multi-floor corporate offices and business park units.

Corporate offices

Banks, law firms, trading floors and professional services suites where confidentiality, quiet hours and building security registration all matter.

CBD · Business parks

Technology & startup floors

Open-plan floors with hot desks, heavy pantry use and staff on site late — usually a daytime cleaner plus an evening round.

Open plan · High pantry load

Showrooms & retail offices

Front-of-house spaces where glass, display surfaces and entrance floors need to look right before the first customer walks in.

Pre-opening shifts

Clinics & wellness

Higher-frequency disinfection of treatment rooms, waiting areas and washrooms, with waste handled to the practice's own protocol.

Enhanced hygiene

Serviced & co-working suites

Shared meeting rooms and pantries reset between bookings, with communal areas kept presentable through the day.

Daytime standby

Newly fitted-out tenancies

Handover cleans before move-in, followed by a contract that starts the week your staff do — so the space never drops from its opening standard.

Questions

Office cleaning FAQ

There is no honest single answer, which is why we don't publish a rate. Cost is driven by floor area, floor finish, number of washrooms and pantries, headcount, frequency and the hours we're given access. A small single-floor tenancy cleaned three times a week sits in a very different bracket to a daily contract across two floors with a daytime cleaner. After the site survey you get one fixed monthly figure with the scope attached.

Contract cleaning is normally set up on a twelve-month term so we can assign and train a fixed crew for your site, but terms are negotiable and one-off work — post-renovation cleaning, carpet shampooing, disinfection — carries no commitment at all.

Yes, and we expect to. Most CBD buildings require pass registration, after-hours logging and sometimes escorted access. We handle the registration paperwork with your building management and brief the crew before the first shift.

Either way works. We can supply hand soap, tissue, paper towels, bin liners and air fresheners on a monthly basis, or you buy them and our crew simply keeps everything stocked. Whichever you choose is written into the contract so there's no ambiguity about who replaces what.

Tell your supervisor. Most issues are a routine that needs adjusting rather than a person who needs replacing, and those are fixed within a visit or two. If a change of crew is genuinely the right answer, we make it without argument.

For a typical office, every six to twelve months. Reception areas, lift lobbies and main walkways wear faster than the rest of the floor, so many clients shampoo those zones twice as often as the general area and keep the full clean annual.

Yes — that's our second division. Plant watering and leaf wipe-down can be folded into the cleaning visit at no extra call-out, and plant rental, orchids and fresh flowers appear on the same monthly invoice. See plants & flowers.
